Chimney leaks from failed crowns and flashing
Why it happens here
Wind-driven rain off the Quincy border hits the crown and flashing first. Hairline cracks in the crown widen with freeze-thaw cycles, and old flashing pulls away from the brick, giving water a direct path inside.
Our approach
We water-test to find the actual entry point, then rebuild the crown with chimney crown mix and replace the flashing with new step and counter flashing. We seal and verify before we leave the roof.
